2019 High Plains Village Loveland CO Market Data (Commentary)
Exceptionally low inventory has created a very strong sellers market in High Plains Village. All product types (condos, townhomes & SFR’s) are flying off the shelf. Low supply equals great demand. A word of caution, however. You still need to price your listing correctly. Otherwise, the listing will get stale and tend to sit longer than necessary and for possibly less money than if it was priced correctly from the beginning.
Overall, 2019 was a very strong sellers market. Some months, inventory took up to 5 months to fully absorb. But, the average over the entire year was 1.93 months of inventory. The lower that number, the more it favors sellers. Moving forward, we should expect demand to be still be high but with the fair weather coming in March, April, May), you should also expect more competition. Additionally, The Lakes at Centerra has a significant amount of new construction (builder inventory, to be built and permit-ready) homes coming on line in 2020.
