2019 Village East Windsor CO Market Data (Commentary)
Village East is a bit of an anomaly in the market. With new construction long gone in the neighborhood, 2019 was a year of settling in. Our estimate is that less than 2% of sellers in a neighborhood that is less than 3 years old contemplate a move. Add that to an overall tight inventory market and not much in the way of activity is expected. Homes that do come on the market take a little longer than one would expect but that has something to do with neighboring communities still having new construction activity and standing builder inventory.
Overall, 2019 was a strong sellers market. Some months, inventory was at 4 months. But, the average over the entire year was 1.275 months of inventory (with the data available- strangely, pockets of data are not included in the overall). The lower that number, the more it favors sellers. We fully expect 2020 to still be a seller’s market but with so many new construction permits being pulled, expect a softening but not a dramatic one.
