The listing price v sales price in Village East is 98%, is still pretty good but expect more price reductions if you are not priced properly at the start of the listing period. The days on market and inventory is increasing for both new construction and re-sale. Expect fewer sales and less inventory (except what is currently under construction or standing builder inventory) in the coming months. Our assessment is that Village East is balanced but with an ever so slight possibility of having a buyers advantage with the builders construction inventory (in the immedaite area) as well as homes that have not sold (specs) and are currently standing inventory. Builders will start dealing if their completed home inventory increases.
