While the listing price v sales price in Winter Farm is over 100%, that has something to do with the new construction still ongoing in the neighborhood. New construction typically has a base price and with typical buyer upgrades pushes the original sales price higher. The days on market and inventory is increasing for both new construction and re-sale. Expect fewer sales and less inventory (except what is currently under construction or standing builder inventory) in the coming months. Our assessment is that Winter Farm is balanced but with an ever so slight possibility of having a buyers advantage with the builders under construction inventory as well as home that have not sold (specs) and are currently standing inventory.
